METAL ROOF INSTALLATION

Metal Roofing Engineered for Southwest Florida's Coast.

In Naples, a metal roof isn't just a material choice — it's a decision about how your home handles salt air, hurricane-force wind, and decades of relentless Florida sun. The material, the panel profile, and the installation method all have to match your home's location and exposure. We make sure they do.

WHY NAPLES HOMEOWNERS CHOOSE METAL

The Last Roof You'll Ever Install.

A properly installed metal roof lasts 40 years or more — two to three times longer than shingle, with virtually no maintenance in between. It reflects heat instead of absorbing it, which matters when your AC runs eight months a year. It sheds hurricane-force rain without absorbing a drop. And it looks sharp from the street for decades without fading, cracking, or growing mold.

But in Southwest Florida, metal roofing comes with a decision most contractors don't talk about: what happens when metal meets salt air. Naples sits right on the Gulf. Many of the most desirable neighborhoods — Port Royal, The Moorings, Coquina Sands, Aqualane Shores — are within 1,500 feet of saltwater. At that distance, the wrong metal will corrode. The wrong fastener will fail. The wrong coating will break down years before the warranty says it should.

If you've been told your HOA won't allow metal, that changed in 2024. Florida House Bill 293 classifies metal roofs as hurricane protection and prohibits HOAs from denying them outright. Your HOA can still require specific colors and styles, but they can no longer reject metal as a material. We start every project by confirming your location, your HOA's requirements, and the right material for both.

METAL OPTIONS

Three Systems. Matched to Your Home and Location.

The right metal roof depends on where you live, what you want it to look like, and how long you want it to last. We offer three systems — each built for Florida, each installed to manufacturer spec.

Exposed Fastener — GulfRib

A durable metal roof at a more accessible price point. Ribbed profile with visible fasteners. Great option for homes further inland where salt exposure is lower. Honest tradeoff: the fastener grommets will need attention over time, and we'll tell you exactly what that maintenance looks like before you commit.

Standing Seam — GulfLok

The premium choice. Concealed fasteners mean no exposed screws, no rubber grommets degrading in the sun, and no maintenance points. Clean vertical lines with a modern, architectural look. Available in Galvalume steel or aluminum depending on your proximity to the coast. The strongest wind and water performance of any metal system we install.

OceanGuard Aluminum

Purpose-built for coastal homes within 1,500 feet of saltwater. Aluminum won't corrode in salt air the way steel can, even with protective coatings. Available in standing seam profiles with PVDF finish for lasting color. If your home is in Port Royal, The Moorings, or anywhere along the Gulf — this is the system designed for where you live.

THE COASTAL FACTOR

1,500 Feet from Saltwater Changes Everything.

Most of Naples' waterfront and near-waterfront neighborhoods sit within 1,500 feet of the Gulf or brackish intracoastal water. At that distance, airborne salt accelerates corrosion on standard steel roofing — even Galvalume. Fasteners, cut edges, and any point where the protective coating is compromised become failure points years before they should.

This isn't theoretical. It's the reason metal roofs fail early on the coast and why some homeowners swear off metal entirely after a bad experience. The roof wasn't wrong — the material was wrong for the location.

Within 1,500 ft of saltwater — Aluminum panels (OceanGuard) with stainless steel or aluminum fasteners. No Galvalume, no galvanized steel. PVDF coating for color retention.

1,500 ft – 3,000 ft — Galvalume steel with enhanced coatings (Armored Coast) is viable. Aluminum is still preferred. All fasteners and flashing matched to panel material to prevent galvanic corrosion.

Beyond 3,000 ft inland — Galvalume steel with standard PVDF finish performs well. Full range of panel options available. Standing seam still recommended for best long-term performance.

We'll confirm your home's setback distance during the inspection and recommend the right material for your exact location.

CHOOSING THE RIGHT LOOK

Metal Doesn't Mean Industrial.

The clean lines of a standing seam roof can make a home look like it was designed by an architect — not just roofed by a contractor. A crisp white on a coastal contemporary. A dark charcoal on a modern farmhouse. A warm bronze on a Mediterranean revival. Metal gives you some of the most striking color and profile options of any roofing material, and in Naples, more homeowners are choosing it for how it looks as much as how it performs.

We help you choose a panel color and profile that complements your home's architecture, your exterior palette, and your neighborhood. Gulf Coast Supply offers dozens of color options in PVDF finishes that hold their color for decades — no fading, no chalking, no repainting.

Color selection guidance — We help you narrow options based on your home's exterior, your HOA's requirements, and the overall character of your neighborhood.

Profile selection — Barrel, flat, and specialty profiles each create a different feel from the street. We'll show you how each option reads on homes similar to yours.

Samples before you commit — You'll see actual metal panels and color swatches in the context of your home before anything gets ordered.

Your roof should look like a deliberate design choice — not an afterthought.

HOW WE INSTALL A METAL ROOF

Every Metal Roof Follows This Process.

Metal roofing demands precision. Panels expand and contract with heat, fasteners must match the metal to prevent corrosion, and every flashing detail matters. Every step is documented with photos so you can see exactly what was done.

1

Project Setup & Property Protection

Materials staged, landscaping tarped, driveways and walkways covered, pools and lanais shielded. We walk the property with you before day one so there are no surprises.

2

Full Tear-Off & Deck Exposure

Existing roofing removed down to bare deck. Every sheet of decking inspected for rot, soft spots, or water damage before anything new goes on.

3

Deck Repair & Inspection

Damaged decking replaced with code-compliant sheathing. Deck surface verified flat and sound — metal panels telegraph any imperfection underneath.

4

Underlayment Installation

High-temp peel-and-stick underlayment rated for metal roofing applied across the full deck. Metal roofs generate heat — standard underlayment breaks down. We use product designed for this application.

5

Drip Edge, Flashing & Trim

All flashing, drip edge, valley metal, and trim installed and sealed. Every penetration — vents, pipes, skylights — flashed with material matched to the panel metal to prevent galvanic corrosion.

6

Panel Installation

Panels installed per manufacturer specifications with proper allowance for thermal expansion. Standing seam clips set to spec. Ridge and hip caps installed and sealed.

7

Cleanup & Final Inspection

Magnetic nail sweep, full debris removal, and final walkthrough inspection. Every seam, flashing, and fastener point checked before we call it done.

Your Documentation Package

Complete photo record of every stage — deck, underlayment, flashing, and finished panels. Material specs, manufacturer warranty registration, and maintenance guidance included.

YOUR PROJECT EXPERIENCE

We Know This Is Your Home, Not a Job Site.

A tile roof replacement takes 5–10 days. That's a full week of crews on your property, noise starting early, and your home looking like a construction zone. We can't change that — but we can make sure you're never left wondering what's happening, what's next, or whether everything's on track.

Before we start, you'll receive a clear project schedule — which days we'll be on-site, what's happening each day, and when we expect to be finished. During the project, you'll get a daily update every morning with the plan and every evening with progress photos. If anything changes, you hear it from us first.

Pre-project walkthrough — We walk the full property with you before day one. Where we stage materials, how we access the roof, what gets tarped, and where the dumpster goes. No surprises on start day.

Daily communication — Morning plan, evening recap with photos. You'll always know where we are in the process and what's coming next.

Property protection — Landscaping tarped, driveways covered, pools and lanais shielded. Magnetic nail sweep of the full yard every single day.

Dried in every night — Your home is never left exposed overnight. If weather changes mid-project, we adjust. Your interior is protected no matter what.

The roof is our job. Making sure you feel good about the whole process is just as important.

METAL ROOFING QUESTIONS

What Naples Homeowners Ask About Metal Roofs

How long does a metal roof last in Florida?

+

A properly installed standing seam metal roof lasts 50 years or more with minimal maintenance. Exposed fastener systems last 30–40+ years but require periodic fastener maintenance. The key variable in Florida is material selection — aluminum lasts indefinitely in coastal environments, while steel-based products need the right coatings and distance from saltwater to reach their full lifespan.

How much does a metal roof cost in Naples?

+

Standing seam metal roofs in Naples typically range from $25,000 to $55,000+ depending on roof size, material (aluminum vs Galvalume), and complexity. Exposed fastener systems are typically 20–30% less. Aluminum coastal systems carry a premium over standard Galvalume, but in the right location, they're the only material that makes sense long-term. We provide detailed written scopes with exact numbers.

What's the difference between standing seam and exposed fastener?

+

Standing seam hides all fasteners beneath the panels — no screws penetrating the surface, no rubber grommets to degrade in Florida's heat and UV. It's the highest-performing system for wind, water, and longevity. Exposed fastener panels use visible screws with rubber washers that seal each penetration point. They cost less up front, but those grommets dry out over time and will eventually need replacement. Both are solid options — the right choice depends on your budget, your location, and how long you plan to stay in the home.

Do I need aluminum if I live near the coast?

+

If your home is within 1,500 feet of saltwater — which includes much of Port Royal, The Moorings, Coquina Sands, Aqualane Shores, and parts of Park Shore — aluminum is strongly recommended. Galvalume steel can corrode in sustained salt air exposure, even with protective coatings. Aluminum is naturally corrosion-resistant and won't degrade in salt environments. We'll confirm your exact setback distance during the inspection and recommend the right material for your location.

Will a metal roof be noisy when it rains?

+

No. A metal roof installed over solid decking and underlayment sounds the same as any other roof during rain. The "loud metal roof" reputation comes from agricultural buildings and older structures where metal was installed directly over open framing with no insulation. On a residential install with proper decking, underlayment, and attic insulation, you won't notice a difference.

Do I need HOA approval before installing a metal roof?

+

You'll still need to go through your HOA's approval process, but Florida law is now on your side. House Bill 293, signed into law in 2024, classifies metal roofs as hurricane protection and prohibits HOAs from denying applications that meet their adopted specifications. Your HOA can still require that the roof conform to community standards for color and style, but they can no longer reject metal as a material outright. We handle HOA submissions regularly — we'll help you prepare the documentation, provide product specs and color samples, and make sure everything is approved before materials are ordered.
