ABOUT

Berkshire Lakes

A Mature Neighborhood With Aging Roofs.

Berkshire Lakes is one of Naples' most established communities, located just south of Radio Road between Airport-Pulling and Santa Barbara. Most homes were built between the late 1980s and early 2000s — which means many original roofs are at or past their expected lifespan. The neighborhood features a mix of single-family homes, many with original shingle roofs that have been through two decades of Florida sun, hurricanes, and afternoon storms. If your roof was installed when the house was built, it's likely due for replacement — even if it looks okay from the ground. We've inspected homes throughout Berkshire Lakes and understand the common issues: aging pipe boots, worn shingles with granule loss, and ventilation systems that were undersized from the start.

ROOF TYPES

What's on Most Homes Here — and What to Know About Each.

The roof type on your home determines the replacement options, timeline, and cost. Here's what we typically see in Berkshire Lakes.

MOST COMMON

Architectural Shingles

The majority of Berkshire Lakes homes have shingle roofs — most are architectural shingles from a previous replacement. If your shingles are curling, losing granules, or past 15 years old, it's time for an inspection.

ALSO PRESENT

Concrete Tile

Some homes in the community, particularly along the lakes, have concrete tile roofs. These last longer than shingles but the underlayment underneath still needs replacement every 20–25 years — something many homeowners don't realize.

Growing

Metal Roofing

An increasingly popular upgrade for homeowners doing a full replacement. Standing seam metal offers superior wind resistance, energy efficiency, and a 40–50 year lifespan. Check with your HOA before choosing metal.

WHY A LOCAL CONTRACTOR MATTERS

We're Not a National Franchise. We're Your Neighbor.

After every major storm, out-of-state roofing crews flood Naples. They knock on doors, offer fast deals, and disappear before the warranty means anything. When something goes wrong six months later, they're gone.

Rectangle Roofing is owner-operated and based here in Naples. When you call, you talk to the owner. When we inspect your roof, the owner is on site. And when your roof is finished, we're still right here — not three states away chasing the next storm.

CHOOSING THE RIGHT LOOK

We Handle the Paperwork. You Get the Roof.

Replacing a roof here means working with both county permitting and the master association. Most homeowners don't realize both approvals are needed — and that submitting the wrong materials can delay your project by weeks.

We handle the full process:

Confirm which colors, profiles, and materials your HOA approves before you commit to anything

Prepare and submit your architectural review application with all required documentation

Pull the county roofing permit and schedule all required inspections

Coordinate timing so your HOA approval and permit are in hand before we start work

If you're not sure what your HOA requires, that's fine — we'll find out for you as part of the process. No charge, no commitment.

COMMON ISSUES

What We See When We Inspect Roofs Here.

Homes here share some common roofing issues. Here's what we typically find — and what to look for on your own home:

!

Cracked or deteriorated pipe boots — the rubber seals around plumbing vents dry out and crack after 15–20 years. This is the #1 source of leaks we find in this neighborhood.

!

Granule loss on shingles — your gutters are full of dark granules. The shingles look faded or patchy. This means the UV protection layer is gone and the shingle is deteriorating.

!

Inadequate attic ventilation — many original builds in Berkshire Lakes have undersized ridge vents or no soffit intake. This traps heat in the attic (160°F+ in summer) and accelerates shingle

!

Cracked or broken roof tiles — Concrete tiles get brittle after 20+ years of Florida sun. Foot traffic from cable or AC techs accelerates the damage. Even a few cracked tiles let water reach the underlayment underneath.

If you're not sure what your HOA requires, that's fine — we'll find out for you as part of the process. No charge, no commitment.
