WHY ESTERO ROOFS LEAK WHERE THEY DO
Estero has a lot of tile and shingle roofs that still look good from the street when the waterproofing details start to fail. We often trace leaks to transitions and penetrations, including roof-to-wall areas, valleys, vents, flashing and fasteners, instead of the middle of the roof. That is why our first job is to isolate the path water is taking, not sell a bigger project than the roof needs.
Tile neighborhoods: cracked or displaced tiles can be obvious, but the leak is often underneath them at the underlayment, valley, flashing or a roof-to-wall transition. We repair the water-shedding system first, then restore the tile above it.
Shingle and metal roofs: penetrations, fasteners, laps, ridge details and wall transitions can become the weak point long before the field of the roof is worn out. Those localized failures are often repairable when the surrounding roof is still serviceable.
On established Estero tile roofs, age usually shows up first at vents, loose hip and ridge, cracked mortar, valleys, and roof-to-wall details. We separate repairable detail failures from roofs that are truly at the end of their useful life.

The hard part of a leak isn't the patch, it's finding where the water actually enters, which is almost never where it drips. We trace it to the real source first.

On 5V-crimp and other exposed-fastener roofs, the screws back out and start leaking at every penetration, usually around year 10 to 12. We don't just reseat the old hardware: we re-screw the whole roof with oversized stainless steel fasteners (a #10 or #12 replacing the builder's #9s) and new EPDM sealing washers, so they bite clean wood and won't rust out the way the builder-grade ones did. It costs a fraction of a replacement and buys the roof years.
Where water actually gets in: valleys, wall flashing, roof-to-wall connections and other transitions. We open enough of the surrounding roof to rebuild the waterproofing correctly, then restore the roof system above it.
Penetrations are where most "mystery" leaks start. Cracked pipe boots, failed vent flashing, and leaking skylights, replaced and re-sealed per spec with the surrounding tile or shingle re-set properly.
Every completed repair gets before, during, and after photos plus a written record of what was done. You can see the exact area repaired and keep the report for warranty, future service, or your own records.
If another roofer says replacement, we can evaluate whether a targeted repair still makes sense. We’ll define the repair boundary, explain what it can reasonably solve, and tell you when replacement is the better call.
No active leak yet? The cheapest repair is the one you do before the leak. We re-secure loose tiles, hip and ridge, refresh rake mortar, and shore up the spots most likely to let water in first, common on newer roofs that just need to stay ahead of it.

ROOF REPAIR QUESTIONS

A single pipe boot replacement is on the lower end, while repairs involving underlayment, multiple failure points, or significant tile replacement run higher. Permit requirements depend on the repair scope and whether structural or larger code-triggering work is involved. We determine that before the repair, pull the permit when one is required, and tell you up front how it affects the work.
When more than 25% of a roof section is repaired in a 12-month period, Florida code can require the whole section brought up to current standard, unless your roof was already built to the 2007 code or later. We check this before any work so there are no surprises.

Often the issue is below the tile rather than the tile itself. Underlayment, flashing and transition details do the waterproofing, so a roof can look intact from the street while water is getting through underneath. That is a common reason we diagnose the leak path before recommending replacement.
For shingles, matching is usually straightforward. For tile, it depends on the age and type. Standard concrete tiles are readily available. Older or discontinued tiles can be harder to source, but we maintain salvage inventory of discontinued profiles when available.
